Sainsburys: Little impact on Nairn?
Spelding publishes a good piece of research to the Gurn, indicating that Sainsburys is likely to have only a limited impact on the town because few retailers will be competing directly:

It’s a good and thorough piece of research, but does overlook the fact that Sainsburys also offers financial services, so may offer competition to both Geddes and East to West on the High Street.
Additionally, the merger of HBOS and Lloyds into the Lloyds Banking Group, along with other changes in the banking industry, means it should be expected that we lose at least one bank from the high street as well – irrespective of any development by Sainsburys.
So the overall verdict remains that Sainsburys is likely to have a limited impact on existing Nairn retail development.
As has already been pointed out as well, Nairn is already impacted by out-of-town developments – simply at Inverness, Forres, and Elgin. At least a retail development within Nairn can offer the chance for the people of Nairn to stay in Nairn to do a lot of their shopping.
In the meantime, it remains to be seen whether the current public enquiry is run with common sense, and potential obstructions by other supermarkets don’t derail the process.

Would be good to have the competition to Tesco. This has to be good for the public.
